A payout answers what happens after harm. Screening answers who is arriving. Neither answer substitutes for the other.

  • A guest books, then what?

    A verification is created for that guest, with its own link. If your reservation system is one we connect to, the booking creates it and emails the guest the link without you touching it. If it is not, you add the guest in the dashboard and send the link yourself. What comes back lands in your dashboard, not in a claim form.

  • One screening is one person

    You pay for the checks that ran on one person, so screening the guest who booked is one screening per reservation, however many people are staying. Identity verification is $0.75, and every other check on the list carries its own published price.

  • Nothing happens to the booking

    We do not cancel it, refund it or message the guest about it. A screening that needs a person to look at it goes to a review queue, where your team approves it or declines it with a reason. Whichever way that goes, the protection program you already pay for is untouched.

How to start

Do not cancel anything. Keep the protection program you already pay for, open a free account, and turn screening on for one property rather than the whole portfolio. Send the link to yourself before you send it to a guest, so you see exactly what a guest sees and exactly what comes back to you. Then send it to the next guest who books that property, and read the record it leaves you.

Open a test account. It asks for a name, a work email and a password, nothing about your company or your address. In it you can set up and run a screening from end to end: the checks you turn on, what the person being screened is asked for, what your team sees when a result needs a look, and what reaches your own systems. The account is free, it does not expire, and it is not a trial.

In test mode nothing real is checked: you pick the result of each check in advance, and what comes back is made up. It is there to let you walk your own setup end to end for nothing, so it is not free screening and not a sample of our results. Comparing us against the vendor you use today takes real checks, which is what the free credit is for.

Common questions

Screening, damage protection, and whether you need both

What is Checktiv?

Screening for guests and tenants, sold per person screened and priced per check. You pick which checks run on a template and pay only for the ones that do. We sell no insurance, we assess no damage and we pay no claims.

Do I have to choose between screening and damage protection?

No, and it is usually the wrong question. A protection program acts after something has gone wrong: you report it, the claim is agreed, and money moves. Screening acts before the guest arrives and hands you a decision and the record behind it. Leave the program switched on and put screening in front of it.

If I screen every guest, can I stop paying for damage protection?

No. Screening pays for nothing. If a guest breaks a television we do not assess it, we do not cover it and we send you no money, and running a check on that guest changes none of that. Keep the program.

Then what am I buying?

A decision made before arrival, and the record of how it was made: what was checked, what came back, which policy applied, who reviewed it and when. That record is what you produce when somebody asks how you decided.

A guest books one of my units. What happens next?

If your reservation system is one we connect to, the booking creates the verification and emails the guest the link without you touching it. If it is not, you add the guest in the dashboard and either have us send the email or copy the link and send it the way you already contact guests. The link opens in a browser, so there is nothing for the guest to install, and you can see the date it expires.

What does the guest actually do?

They open the link, confirm their own name, and give the date of birth and address that the checks you turned on need. Then they photograph a government ID, and take a selfie too if you turned that on. You can add your own questions on a single screen, and a document for them to read and sign by typing their name. If they started on a laptop, they can scan a code on the screen and finish the ID photos on their phone.

Will my guests have to do more than they do today?

Yes, and that is the trade. Nothing decides anything about a person before they arrive without asking that person for something. What we can do is keep the ask small: one link, one screen of questions, an ID photo, finished on the phone they booked on.

What does a screening cost?

A screening is one person checked, and you pay for the checks that ran on that person. Identity verification is $0.75, watchlist screening is $1.00, US criminal background is $5.00, a global criminal check is $2.00 and document signing is $0.50.

How does that compare with what my protection program costs?

The two prices do not divide into each other, because the units are different. A protection program is priced against the booking. Ours is one person checked. Take a month you have already lived through, count the bookings you took and the people you would have screened, and put those two totals side by side. That is the only comparison that means anything.

What should I ask the protection program I already run?

Three things, and they work on any program, including one we have never read. Which payout timetable is in the contract, rather than on a page selling the program. Where the money lands once a claim is agreed: your own bank account, or a balance your provider holds for you. And whether a booking that cancels is still billed. Ask for all three in writing.

Do I need a developer to set this up?

No. Choosing which checks run, adding a guest and sending the link are all done in the dashboard. There is a connector that creates the verification straight from a new reservation for the property systems we connect to, but none of that is needed to run your first check.

Can I start without talking to anyone?

Where does my data live?

The US and the EU are separate regions, and data for an EU customer stays in the EU one. There is no copying between them, and every applicant record is encrypted at rest under a key held for that one customer.

Is Checktiv enough for a compliance review?

We are SOC 2 Type II certified. The report goes out under an NDA, so ask us for it and we will send it.
